Mortgage 101

What Documents Are Required for a Mortgage?

Prepare for a mortgage application with an overview of common income, asset and other supporting documents.

Learn About the Documents You'll Need When You Apply

When you apply to buy or refinance a home with eCash Mortgage, we'll often request current documents that reflect your income, assets, debts, credit history, and overall financial situation.

These documents help verify your application and support underwriting. The lender may need additional information to make a credit decision. That is separate from the Loan Estimate requirement: for most covered mortgages, providing six specified application items triggers the estimate even before all supporting documents are submitted.

Having these documents prepared and submitted promptly can help us process your application more efficiently. Below are the documents you may need to provide:

Income and Employment Documents

When applying for a mortgage, eCash Mortgage may ask for documents that verify your employment and income, such as:

W2 Forms and Pay Stubs: You may need to provide W2 forms for the past two years, as well as a few recent pay stubs.

Personal Income Tax Returns: Especially for self-employed applicants, we may request copies of your two most recent tax returns.

Other Sources of Income: If you receive income from investments, rental properties, pensions, Social Security, or other sources, you'll need to provide relevant documentation.

Self-Employment Documents: Self-employed individuals may be asked to provide business tax returns, proof of business income, and evidence of ongoing business activity. Learn more about getting a mortgage as a self-employed borrower with eCash Mortgage.

Debt and Asset Documents

We'll likely ask for documents that demonstrate your assets and other debt obligations, as this helps us determine an accurate debt-to-income ratio.

Assets: We may request bank, investment, and retirement account statements to verify your financial reserves.

Gift Letters: If you're using gifted funds for your down payment, you'll need to submit a gift letter detailing who provided the money and confirming it's a gift that doesn't need to be repaid. Learn more about mortgage gift letters with eCash Mortgage.

Debt Documents: We'll ask for information about your outstanding debts, such as credit card balances, student loans, car loans, and any other financial obligations.

Credit History Documents

We'll review your credit report and score, which we'll obtain directly from credit reporting agencies. You don't need to provide this information yourself—just give us permission to access it during your application process.

Identification Documents

At closing, the settlement agent will generally ask for an acceptable, valid government-issued photo ID, such as a driver's license or passport. A Social Security card alone is not a photo ID. Confirm the agent's requirements and resolve name differences before closing.

Are Mortgage Documents Needed for Streamline Refinancing?

If you have an FHA loan, you may be eligible for a streamline refinance, which allows you to lower your interest rate with less paperwork compared to a standard refinance. eCash Mortgage offers FHA streamline refinance programs, which typically require fewer documents than traditional refinances. Credit-qualifying and non-credit-qualifying versions have different requirements — ask us which option fits your loan and whether you meet the benefit and payment-history requirements.

What Mortgage Documents Will You Receive?

For most closed-end mortgages, the lender must deliver or mail a Loan Estimate within three business days after receiving the required application information. You generally must receive the Closing Disclosure at least three business days before consummation. Review your disclosures, promissory note, security instrument, and other closing documents carefully; disclosures explain terms and costs but are not themselves an approval guarantee.

The Loan Estimate is triggered by the required application information, not by providing every supporting document.
