Understand Credit Requirements and the Other Factors Lenders Review
Before pursuing a cash-out refinance to tap into your home's equity, it's essential to check your credit score. Your credit score is one of the factors that lenders, including eCash Mortgage, use to assess your eligibility for a cash-out refinance. A higher credit score could potentially help you secure a lower interest rate. However, we offer options for homeowners with a range of credit scores, including those that are less than perfect.
Minimum Credit Scores for Cash-Out Refinances
At eCash Mortgage, eligibility depends on the current loan program, underwriting method, and lender or investor requirements. A single credit-score threshold does not describe every cash-out loan. Ask for the current criteria for your transaction.
- Conventional Loan: Requirements vary by investor and underwriting method. Fannie Mae Desktop Underwriter does not impose a fixed minimum score for its casefiles, while manually underwritten loans and lender overlays can have specific minimums. This does not mean approval is guaranteed or credit history is unimportant.
- FHA Loan: FHA and lender credit requirements both apply, along with equity, occupancy, and payment-history rules. Confirm the current program criteria for your transaction with a Loan Advisor.
Whether you want to fund improvements or repay other debts, review the available programs, full costs, and repayment risks with a Loan Advisor. Meeting a minimum credit requirement alone does not establish eligibility.
What Else Do You Need to Know About Cash-Out Refinances?
Your credit score isn't the only factor we consider when evaluating your application for a cash-out refinance. We'll take a holistic look at your financial situation, including your income, assets, and overall financial health. To help us assess your eligibility, we'll ask you to provide documentation such as pay stubs, tax returns, and bank statements during the application process.
Home Equity and Appraisals
One of the key factors in determining whether you qualify for a cash-out refinance is the amount of equity you've built in your home. We may require a home appraisal to establish your home's current market value and the amount of equity available for refinancing. This equity is crucial because it determines how much cash you can access through your new loan.
Loan-to-Value Ratio (LTV)
LTV is the proposed mortgage amount divided by the lender-accepted property value. Cash-out limits apply to the new loan, including financed costs. Existing junior liens can also affect combined LTV and approval. A lower current LTV may leave more borrowing capacity, but the actual amount depends on the program.
Debt-to-Income Ratio (DTI)
Finally, understanding your debt-to-income ratio (DTI) is essential for estimating whether your total monthly debt payments, including your refinanced mortgage, are manageable. Lenders typically evaluate your DTI to ensure that you can comfortably afford your payments after the refinance. Keeping your DTI in check can boost your chances of qualifying for a cash-out refinance.
