What Documents Are Required for a Mortgage?

Learn About the Documents You'll Need When You Apply

When you apply to buy or refinance a home with eCash Mortgage, we’ll often request current documents that reflect your income, assets, debts, credit history, and overall financial situation.

These documents help verify that the information on your mortgage application is accurate. Your application is generally considered incomplete until we receive all the necessary documents to evaluate your eligibility and make a credit decision.

Having these documents prepared and submitted promptly can help us process your application more efficiently. Below are the documents you may need to provide:

Income and Employment Documents

When applying for a mortgage, eCash Mortgage may ask for documents that verify your employment and income, such as:

  • W2 Forms and Pay Stubs: You may need to provide W2 forms for the past two years, as well as a few recent pay stubs.
  • Personal Income Tax Returns: Especially for self-employed applicants, we may request copies of your two most recent tax returns.
  • Other Sources of Income: If you receive income from investments, rental properties, pensions, Social Security, or other sources, you’ll need to provide relevant documentation.
  • Self-Employment Documents: Self-employed individuals may be asked to provide business tax returns, proof of business income, and evidence of ongoing business activity. Learn more about getting a mortgage as a self-employed borrower with eCash Mortgage.

Debt and Asset Documents

We’ll likely ask for documents that demonstrate your assets and other debt obligations, as this helps us determine an accurate debt-to-income ratio.

  • Assets: We may request bank, investment, and retirement account statements to verify your financial reserves.
  • Gift Letters: If you’re using gifted funds for your down payment, you’ll need to submit a gift letter detailing who provided the money and confirming it’s a gift that doesn’t need to be repaid. Learn more about mortgage gift letters with eCash Mortgage.
  • Debt Documents: We’ll ask for information about your outstanding debts, such as credit card balances, student loans, car loans, and any other financial obligations.

Credit History Documents

We’ll review your credit report and score, which we’ll obtain directly from credit reporting agencies. You don’t need to provide this information yourself—just give us permission to access it during your application process.

Identification Documents

At closing, you’ll need to provide the settlement agent with a valid, government-issued ID, such as a driver’s license, passport, or Social Security card. Ensure that the name on your ID matches the name on your mortgage documents to avoid any last-minute discrepancies.

Are Mortgage Documents Needed for Streamline Refinancing?

If you have a FHA loan, you may be eligible for a streamline refinance, which allows you to lower your interest rate with less paperwork compared to conventional refinancing. eCash Mortgage offers both FHA streamline refinance programs, which typically require fewer documents than traditional refinances. What Mortgage Documents Will You Receive?

After submitting your application, eCash Mortgage will send you an initial disclosure package to review and complete. Before closing, you’ll also receive a Closing Disclosure outlining your final costs. Some of the most important documents include your initial and final disclosures, which provide key details about your mortgage terms and costs.
